Massachusetts Cannabis Market · Saturation Map

Which Massachusetts towns have too many dispensaries — and which have none?

Every active adult-use & medical dispensary in the state, mapped against the population it actually serves. Toggle between the raw count (stores per resident) and the catchment-adjusted view — which credits each store with the neighboring towns that banned cannabis and drive in. The adjusted view is the honest one.

Read it right: numbers need context

A town can look "full" only because its neighbors are dry.

Easthampton shows 3.1 stores per 10k residents — near the top of the state. But it sits beside a ring of Pioneer Valley towns that banned retail, and its stores actually serve ~61,000 people, not 16,000. Catchment-adjusted, that's just 0.8 per 10k — genuinely under-served, not over. Flip the toggle and watch it cool. Northampton next door barely moves (3.2 → 2.5): a real retail hub that stands on its own. And Amherst looks quiet at 0.6 — until you remember its population is mostly UMass students. Same map, three different truths.

How we count

Every number here is public and reproducible. A dispensary means an operating adult-use or medical retail storefront — a place a customer can physically walk into. We use the CCC's commenced-operations status, so provisional and not-yet-open licenses are excluded; and we count each physical address once, so a store holding both an adult-use and a medical license isn't double-counted. Cultivation and manufacturing sites are excluded. Delivery operators are tracked separately — they have no storefront.

About this map. Built from public data only: operating adult-use & medical dispensary storefronts — CCC commenced-operations basis, co-located rec+med counted once, provisional / not-yet-open licenses excluded — and commence dates, ACS 2022 population (incl. college students at their term address), and U.S. Census town centroids. No store-level sales, customer, or proprietary data. Catchment-adjusted saturation allocates every Census block-group's residents to their nearest dispensary, so a store is credited with the surrounding towns it truly serves — including neighbors that ban retail. Zero-store towns are shown as opportunity, but some are unserved by local moratorium, not for lack of demand — and seasonal / college towns carry a demand caveat on hover. Snapshot .
